How it works
Fixed-rate, fully amortizing loan with monthly payments. Monthly interest is the annual interest rate divided by 12. Interest and balances round to two decimal places each month; the scheduled payment rounds up to the next cent. The final installment adjusts to clear the remaining rounded balance and can be slightly higher or lower. Extra principal is paid every month with the regular payment, with no prepayment penalty. Fees, taxes on borrowing, daily accrual, rate changes, escrow adjustments and missed payments are excluded. Dates label monthly periods and do not change interest accrual. Mortgage taxes, insurance and HOA remain constant and may continue after payoff. PMI is a flat entered monthly amount until your chosen cutoff or payoff, whichever comes first; no automatic equity-based cancellation is assumed.
The formulaPayment = P × r ÷ [1 − (1 + r)^−n]; at zero interest, payment = P ÷ n. Here r = annual interest rate ÷ 12, and n = monthly payments. Housing cost adds entered taxes ÷ 12, insurance ÷ 12, HOA and applicable PMI.
Good to know
Are these personalized financial recommendations?
No. These are arithmetic planning tools with editable hypothetical assumptions. Actual account terms, taxes, fees, cash flows and lender statements can differ.
Where do my numbers go?
Calculation inputs stay in this page. The finance tools do not place them in links, make calculation requests or save them automatically. CSV and print exports are created only when you choose them. Existing site delivery and performance services still operate; see Privacy.
Which currency and rounding do you use?
Choose a display currency and enter every amount in that same currency. No exchange conversion is performed. These tools use two-decimal money displays. Loan and debt schedules round monthly interest and balances to cents; savings models keep internal precision. Values are bounded to keep calculations reliable.
